Would the storage facility been prohibited from actually auctioning off the property? Would I have to surrender the property, much like if someone bought stolen property and the owner found out about it (maybe they caught the crook or something)? Would I then be able to get a refund from the storage facility for my purchase of the items?

This is New York City.

I ask because there is an auction going on this week and I can’t find any public notices of it.

If you collect the items well beforehand(on the case of a facility closure), this will not be a problem. If you go well off the deadline for the pickup of said items, they have a right to do so. If they have not given proper notice (unless your TOS says so that they do not need to give notice), they have no right to do so. I f you have stolen property of it, please give me your name and address so I may report you to NYPD. On a final note, no, you won’t get any refund.

I just became the property manager of a new storage facility of about 1000 units. I’m just looking for any ideas in terms of marketing to help increase occupancy at the facility which, in turn, will make more money. Any thoughts?

If you have a local residential college, marketing to students would be great..offer them a deal! Its hard for parents to come and get all that stuff and often its cheaper to rent a unit for a few months in the summer.

I don’t need to use it yet…so I have stored it with the rest of my stuff in a storage locker. It’s not climate-controlled, but it doesn’t get that hot either.

Looking for a law concerning how long storage facilities have to keep personal items after other intems had to be sold.

They don’t sort out personal items. Normally, when someone defaults and fails to pay for their storage unit, they have to be sent a certified letter giving them a certain amount of days to settle up or the ENTIRE CONTENTS of the storage shed are forfeited to the facility. Most states are 30 or 60 days. Almost never longer than 60 days. Most of the facilities will hold an auction once a month or so and people will bid on the contents of the sheds, sight unseen. You get whatever is inside the shed if you win the bid and the proceeds go to the Storage facility to pay for the debt of the person who defaulted. 100% Perfectly legal because if you do not continue to pay your bill, your property is considered abandoned by any court. Most famous sale was the O.J. Simpson memorabilia that OJ tried to take back at gunpoint. He is in jail now all because he defaulted on a storage shed payment. Sometimes you can get some good stuff at these sales. Sometimes it is just junk but they are pretty fun anyway. A few states will also require that it is announced in the local newspaper that the contents of the storage shed of John Doe will be sold on such and such a date.
